To secure satisfactory access to serve a large mixed use development avoiding third party land.


RGP was faced with the Highway Authority insisting upon two points of access for the proposed development when only one point of access was available over land controlled by the clients.

RGP’s Approach

RGP sought to review the technical background to the Highway Authority’s stipulation, given the non-car accessibility credentials of the land.

The technical basis for the Highway Authority’s position was demonstrated as being grossly out of date, such that RGP proved that given the guidance in respect to access numbers and trip rate data, the development could be served from one access and still fundamentally comply with the guidance.

The project has now been completed and is fully occupied.
