Redevelopment of a vacant office building to provide a 174 bedroom hotel with a restaurant, bar and meeting room facilities. Preparation of supporting transport documents to accompany the planning application, comprising a Transport Assessment, Travel Plan and Delivery & Servicing Plan.
From an early stage the proposals received significant opposition from local residents who raised concerns over a number of transport related matters, including taxi activity, delivery and servicing arrangements, late night noise and the potential impact during construction.
RGP attended regular consultation events with residents to alleviate their concerns and ensure the planning application was supported from the outset and approved without issue.
This was supported by an interrogation of relevant trip generation databases, combined with evidence from the operator’s existing hotel site in Shoreditch, whilst also considering the specific constraints of the site at High Holborn.
Further consideration of vehicle routing, the ability for on-site turning and swept path drawings helped to demonstrate that all delivery vehicles and construction traffic could serve the site without impacting detrimentally on the local highway operation or adjacent land uses.
