REMIT

Provide transport and highway support to a planning application, through the preparation of a Transport Assessment and associated access design drawings, for the change of use of the site from a former MOD Officer’s mess including the Grade II* listed Minley Manor building to a 5* luxury hotel, spa and conference venue.

BACKGROUND

The existing access arrangements were substandard to facilitate two way vehicular traffic movements due to historic listed gateways which required a new access arrangement to be designed.  The existing use of the site was by the MOD and as such the site in traffic terms was unique.

RGP’S APPROACH

RGP used its extensive knowledge of hotel operational requirements to determine the appropriate access arrangements for guests, visitors and deliveries around the site whilst maximising the experience of arriving guests. This included designing a new roundabout and access road from Minley Road which would serve the operational needs of the site whilst also respecting the nationally important historic fabric and the 5* luxury nature of the site.

The site’s location and potential clientele also required that the development include a bespoke approach to sustainable travel and accessibility. The Framework Travel Plan for the site therefore included measures for guests arriving from international locations, travel by delegates and visitors and the management of staff travel.
